Why sealcoat
Maintenance is cheaper than replacement
Asphalt is a flexible surface held together by binder. Sun and oxygen dry that binder out, water gets into the open pores, and freeze-thaw cycles do the rest. Sealcoating every two to four years keeps the surface sealed and flexible.
We clean the surface, treat oil spots, fill the cracks first, then apply the sealer evenly with the right coverage rate — not a thin coat that washes off in a season.

Sealer needs heat and dry pavement to bond. We schedule around the weather and give you a clear window for keeping vehicles off the surface — usually 24 to 48 hours.
